Still Waiting to Feel Ready? Cute...

Kristin Gutierrez is betting on real estate, imperfect action, and one deceptively simple philosophy:

Say yes first, then figure out what happens next.

BY WONDER GIRL | PUBLISHED SEPTEMBER 27TH, 2026

There’s a particularly seductive form of procrastination reserved for ambitious people. It looks responsible. There are spreadsheets involved. Research. Maybe another podcast episode. You’re not avoiding the move, obviously. You’re simply waiting until you’re more prepared.

Kristin Guiterez would like a word.

The Long Beach-based real estate professional, ADU specialist, author and self-proclaimed “say yes Queen” has built a philosophy around doing almost exactly the opposite: say yes and figure it out. Not recklessly—she repeatedly stresses due diligence when talking real estate—but without requiring that magical feeling of readiness before taking action.

And Kristin has a rather inconvenient story for anyone still polishing their five-year plan.

The 10:10 A.M. Plot Twist

Kristin remembers April 17, 2023, precisely. She unexpectedly lost a corporate job she loved while her grandparents’ house was mid-renovation, she was approaching a divorce, her family was across the country in Indiana, and her children were young.

The goodbye happened over Zoom.

“I just put myself in so much imperfect action that day that by 2 p m, I won my first client,” she says.

Excuse me?

Kristin returned to an industry where she says she had spent roughly 18 to 20 years and began sales consulting. Eventually, constantly selling and implementing consulting work started burning her out, so she pivoted again—this time coaching entrepreneurs and small businesses on operations, sales and marketing.

That corporate sales background matters. Kristin describes working in a multibillion-dollar language-translation industry where the service was highly commoditized and salespeople had to differentiate themselves. She taught personal branding inside that environment: get on panels, appear on podcasts, host webinars, create case studies and become known for something.

Sound familiar, Realtors?

“Realtors are a dime a dozen,” Kristin says while explaining why differentiation matters. Her answer isn’t simply to market louder. It’s to develop enough expertise and vision that people know exactly why they should choose you.

"Can you see the money yet?"

That philosophy gets considerably more literal in real estate.

At an open house, Kristin describes walking into an awkward three-bedroom, two-bath property and seeing something different. Where someone else might clock outdated finishes and a strange layout, she started mentally moving walls and doors until she could see the possibility of a two-bedroom, one-bath home alongside a one-bedroom, one-bath ADU.

That’s Kristin’s real estate brain in action: don’t just show someone what a property is. Show them what it could be.

Her specialty is accessory dwelling units, and she’s quick to challenge the beginner question. Instead of asking whether you can add an ADU to a property, she says the smarter question may be: How many?

In California, Kristin says some properties can accommodate up to four homes depending on the lot and applicable requirements. She also warns that regulations vary by city and state and change constantly. Permitting, parking rules, setbacks, construction costs and rental strategy all matter.

Translation: “figure it out” does not mean “wing a six-figure construction project because the vibes were immaculate.”

Kristin’s version of speed still comes with homework.

"Say YES... then become her!"

The phrase eventually became bigger than real estate.

Kristin wrote Be a Better Sales Leader after asking her CEO about becoming chief revenue officer and being told she wasn’t ready. She says the book came out in May 2023 and became a bestseller, serving as a calling card that helped unlock paid consulting opportunities and workshops.

Later came Say Yes and Figure It Out and a framework Kristin describes as: decide, take a step, lean in and celebrate.

The idea grew from something she kept being asked: How did she land a client the same day she lost her job? How did she keep moving through imperfect action?

Kristin initially thought she was coaching around ideas like readiness being a myth or imposter syndrome.

Then she realized people didn’t necessarily want another label for what was stopping them. They wanted the positive antidote.

Apparently, it was yes.

Your Move...

Kristin is now going all in on real estate in Long Beach while continuing to coach agents and service-based professionals. It’s a pivot that, according to her, people around her keep saying makes sense. Real estate wasn’t suddenly dropped into her lap; she points to years of experiences that preceded the decision, including getting her real estate license in 2019, Airbnb projects, and other work in the space.

Which might be the sneakiest part of her whole “say yes” philosophy.

The leap rarely begins at the edge.

Sometimes you’ve been quietly collecting the pieces for years—the expertise, contacts, scars, weird little obsessions and lessons that didn’t seem connected at the time. Then an opportunity asks whether you’re ready to use them.

You can keep waiting for certainty.

Or, as Kristin Guiterez would probably remind you, you can say yes—and figure it out.
